The story begins with Uncle Quentin and Aunt Fanny leaving for a holiday in Spain, leaving the Famous Five (Julian, Dick, Anne, and George) in the care of their friendly cook, Joan. The adventure starts when George and her dog Timmy go missing, and the remaining members of the group are frantic about their disappearance. The mystery deepens when someone breaks into Kirrin Cottage, leading the boys to investigate further.

The plot unfolds with the discovery of a cave/tunnel system, where they encounter Jo, a girl who has been involved in some mysterious activities. Jo is initially reluctant to reveal her involvement but eventually leads the boys to a point where they encounter Red, a gigantic man with red hair who is revealed to be the main antagonist. Red is involved in some nefarious activities, including kidnapping George and Timmy, and the boys must navigate through his operation to rescue their cousin and her dog.
